1.1 - 1st Principle: Is this a Proven Destination or Not?

Owning a resort is more than just holding the title to a piece of land—it’s about navigating complex agreements, long-term commitments, and ensuring financial stability. But what exactly does it take to form a robust ownership structure that can withstand the dynamic nature of the hospitality industry?

1.2 - 2nd Principle: Positioning

Every great resort starts with an idea, but what steps are necessary to turn that concept into a reality? From market positioning to guest experience design, the concept defines the soul of the resort and how it will be perceived by guests.

1.3 - 3rd Principle: Size & Access Matters

2nd Principle: Positioning

Positioning is everything when selecting a resort site. It’s not just about location—it’s about crafting a unique, immersive experience that makes a resort stand out. Discover how thoughtful positioning transforms a simple site into a sought-after destination that draws guests in and keeps them coming back.

INSIGHTS

Positioning Beyond
Location

A resort’s success isn’t just about its location—it’s
about how it’s positioned to offer a one-of-a-kind
experience that captures guests’ attention and
creates lasting memories, making the location an
unforgettable part of the story.

Crafting a Destination
using Strategic Positioning

Resort developers need to think strategically
about turning the entire site into a destination.
Through smart design, curated experiences, and
exceptional services, a resort can stand out and
become a place people specifically seek out.

Guest-Centric
Positioning

The best resorts understand their guests. By
tailoring every aspect of the experience to their
preferences, from dining to activities, they create
a seamless experience that not only meets but
exceeds expectations, ensuring guests want to
return.

We look through the lens of how can we create an immersive destination?

When selecting a site for a resort, the principle of creating a destination is paramount. This involves evaluating a site with the intention of crafting an immersive and memorable experience for guests. In unique locations like the Maldives, where the islands share similar vegetation and landscapes, it can be challenging to differentiate one resort from another based solely on natural features. Therefore, the focus shifts to what can be built to enhance the site’s appeal. For instance, when developing a hotel in a city or any other location, it’s essential to consider how to transform the site into a destination that offers a unique experience.

The concept of retrofitting existing structures into hotels has gained popularity, providing a rich canvas for creating distinct destinations. For example, converting a former factory, post office, or even a monastery in Tuscany into a resort involves more than just structural changes. It requires a detailed plan to enhance the guest experience. This includes considering the surrounding attractions, such as proximity to vineyards, the capital expenditure required for retrofitting, and the type of dining and recreational facilities needed. It’s crucial to think beyond just providing a place to stay; consider what activities guests will engage in, how long they will stay, and what experiences will make their visit memorable. For example, in a Tuscany resort, integrating local wine tours, historical site visits, and authentic Italian dining can significantly enhance the appeal.

Ultimately, the success of a resort hinges on creating a comprehensive and engaging guest experience. This involves anticipating guests’ needs and preferences, ensuring there are ample dining options, recreational activities, and immersive experiences that align with the target audience. By putting oneself in the guest’s shoes and meticulously planning every aspect of their stay, from dining to activities, resort developers can ensure that their site becomes a sought-after destination. This approach transforms a mere location into a vibrant and attractive destination that stands out in a competitive market.

creating an immersive destination goes beyond choosing the right location; it’s about thoughtfully shaping every detail to offer guests an unforgettable experience. Whether retrofitting existing structures or designing from the ground up, successful resorts are those that go the extra mile to align with guests’ desires and craft a memorable journey. By focusing on the entire guest experience, developers can turn any site into a vibrant, sought-after destination that stands out in a crowded market. The key is to always ask: how can we create a place where every visit feels extraordinary?
